Straightforward W-2 buyers with strong credit close anywhere. The value of a broker shows up in the files that would otherwise die.

The self-employed buyer whose returns look thin. Conventional underwriting reads a well-written-down return literally and declines. A bank statement loan in Kentucky qualifies from deposits instead, and frequently supports far more house than the return suggests.

The buyer looking outside Jefferson County. A great deal of the ring around Louisville is USDA-eligible, which means zero down on houses your buyer has already ruled out on price. If they are looking in Shelbyville, Mt. Washington, Bardstown or La Grange, check before you narrow the search — USDA loans in Kentucky are the most underused program in this market.

The investor. When a client hits the wall on conventional financing because their debt ratios will not support another mortgage, a DSCR loan in Kentucky qualifies the property on its rent instead and lets them keep buying.

The buyer someone else already declined. Send them anyway. A decline is one lender's guidelines, not a verdict, and the file is often perfectly ordinary somewhere else.
